Cottage

I have my cottage for sale due to a change of personal circumstances and health issues. I believe it will be eligible for the vacant/ derelict homes grant. The nearest town is Westport but in a very quiet and secluded area surrounded by the mountains and long reaching unspoilt views with great access for walking, river a few minutes walk away and a trout lake around 15 minutes. It's a small 4 room land commission cottage on approx half an acre with a new roof, good windows and water connection but has been vacant for many years ( I live on site in a caravan) so would be eligible for the vacant homes grant of €50,000. The house is at the end of a dead end lane and there are two other properties in the area, most of the surrounding land is commonage so as long as you are considerate to the farmers and keep dogs under control there is no restriction on accessing the vast area of beautiful unfenced land. The cottage would require full renovation and installation of a septic tank, I had been given a quote for the ESB of €550 . The depth of the cottage is 4 metres, the middle room is 4x4 and the two end rooms are a little narrower, the room off the kitchen is big enough for a modest shower room. It would be possible to put loft rooms in. I have cleared 30 massive Sitka spruce trees from the land and we are still clearing the brash and the wood chipper is coming to finish the clean up. There are beautiful stone pre famine cabins which are in a restorable condition. The location is approximately 25 minutes drive from Westport and 35 from Castlebar and around 20 from Toormakeady on Lough Mask.
